Who Is On Your Side?

You will get a dedicated Property Manager who will have specific responsibility for your estate, acting as your main point of contact for all of your management needs. They will also be supported by a panel of Chartered Surveyors, Loss Assessors, Chartered Accountants, Architects plus experts on lifts, gardens, interior decoration and heating and lighting.

What About The Cost?

The fee for your Managing Agent is comparatively small compared to your total annual budget and we do save you money in a number of ways.

For example, you may not be using the most cost-effective suppliers, or your maintenance contracts may not be as good value for money as they should be - this is where we step in.

Fees Always Go Up, Don't They?

You may worry that once you get past Year 1, the Managing Agent fee will be increased beyond your expectations. With Express Property Group you enter into a one year contract with an option for a further four years at the same cost plus the official inflation rate. If you do decide to change, we won't hold you back but we will do our best to persuade you to stay with us.

And There's More ...

The law relating to property is so complex these days that even the simplest management tasks can seem daunting but, if not done correctly, can lead to big problems.

As an example, S166 of the Common Hold and Lease Act means that individual notices must be served for each ground rent demand. Correct notices must be served in all cases of building works and long term contracts. The Control of Asbestos At Work regulations can also trip you up if you aren't careful.

Right To Manage

If you are a group of flat owners in a block of flats and you are dissatisfied with your current management arrangements, then you have the right to act collectively and take over the management of the building.

We can take you through the entire process from the initial assessment of eligibility to the serving of the appropriate notices, the formation of the RTM company and all issues in relation to the current Freeholder or Management Company.

Following the acquisition of the management responsibilities, we can act for the RTM company as agents, or simply provide limited services, such as accounting or company secretarial services, if the residents want to self-manage the day-to-day maintenance - the choice is yours!
